1989-04 RESOLUTION NO. 89-04
A RESOLUTION OF THE CITY COUNCIL OF THE CITY
OF GRAND TERRACE, STATE OF CALIFORNIA,
APPROVING TPM-89-1
WHEREAS, the applicant, Phil Stidham has applied for approval
of a tentative parcel map, dividing .69 of an acre into two
parcels, of 16,722 square feet and 13,695 square feet (Exhibit A) ;
and
WHEREAS, a properly noticed public hearing was held by the
Planning Commission on February 6, 1989, where said Commission
recommended approval of TPM-89-1 to the City Council; and
WHEREAS, this project is categorically exempt under Section
15315 of the California Environmental Quality Act; and
NOW, THEREFORE, the City Council of the City of Grand Terrace
does hereby resolve as follows:
Section 1. Findings - This City Council does hereby make
the following findings relative to the approval of TPM-89-1:
1. That the site is physically suitable for the proposed
type of development.
2 . That the site is physically suitable for the proposed
density of development.
3 . That the design of the subdivision and the proposed
improvements are not likely to cause substantial environmental
damage or substantially and avoidable injure fish or wildlife or
their habitat.
4. That the design of the subdivision or type of proposed
improvements are not likely to cause serious public health problems
or cause threat to life and property from a wildland conflagration.
5. That the proposed subdivision, together with the
provisions for its design and improvements are consistent with the
General Plan.
6. That the proposed subdivision, its design, density and
type of development and improvements conform to the conditions
imposed by the regulations of the Development Code, and the
regulations of the City of Grand Terrace.
f BE IT FURTHER RESOLVED that TPM-89-1 (Exhibit A) is hereby
approved subject to the following conditions:
1. All recommendations listed in the Forestry and Fire
Warden Department's letter to the City dated December 8,
1988, (Exhibit) shall be compiled with; and
2 . All recommendations listed in the City Engineer's
memorandum to the City dated December 15, 1988 (Exhibit
C) , shall be compiled with.
