describe our development intentions and considerations -for the above referenced parcel The parcel is currently developed for single fan lyoccupancy and includes,a barn and some out -buildings pertairung`to its former use as a horse boarding and training facility This use ceased several yeats ago and is no longer appropriate in the neighborhood which has evolved as single family dwellings on all sides The site -is flat with minimal slope and no unusual terrain features The 50' wide Gage Canal runs along the east side acting as a buffer to decrease the impact of development on the, site to adjacent residential properties The site is comprised of 3 2 acres and is zoned for R-17200sf lots, The zoning would theoretically allow up to 19 lots, but only 12 lots could be' plotted 'due to ,the irregular shape of the'lot The development of this project would result in the improvement of the Pico St frontage and the construction of a new public,cul-de-sac, to serve the `interior lots To construct the new sub -division all the existing structures would be removed and new houses would be built It is anticipated that 3 to 4 plans will be used and plan reversal, color changes, stonework and other design variations will be used provide visual interest At least one of the models will likely be a 2-story home for use on lots that have layout constfwnts The houses are anticipated to be in the range of 1500-1850 sf, single family detached Precise plans have not been developed yet, but will be in a future submission to the City Sincerely, Darryl E JMtore Packet Pg 50 r , ` RESOLUTION Conceptual Landscape Plans of Barton Road and 1-215 Freeway PRESENTED BY Sandra Molina, Community Development Director RECOMMENDATION Review and Provide Staff Direction and Input on the Conceptual Landscape Plans BACKGROUND/DISCUSSION The 1-215/Barton Road Interchange Protect is fully funded through San Bernardino Associated Governments (SANBAG) and SANBAG through various consultants and with the California Department of Transportation (Caltrans) is having design plans prepared A component of the Project is the proposed roundabout to be located on the west side of the Interchange, and specifically the landscape/hardscape concept Given the drought conditions, the State is limiting the use of plant material at this time However, from the onset, it has been Staffs position that the design must incorporate hardscape to reduce irrigation and maintenance costs Attached are three concepts that Caltrans is putting forth to the City These concepts are primarily hardscape in keeping with State directives The concepts incorporate the railroad theme that is also in the design of the freeway retaining walls Staff met with SANBAG and Caltrans representatives and indicated that Grand Terrace's identity needs to be incorporated into the design As an example, the center median on Barton Road, west of Mount Vernon Avenue has a stone sculpture of the Blue Mountain silhouette This is a feature that could be incorporated into roundabout design Attached are three conceptual designs that were provided to Staff Please note that with Concept 2, the design of the sculpture is just a place holder Staff is requesting that the Council provide input on the design of the roundabout Staff would then work with Caltrans and SANBAG on the design FISCAL IMPACT There is no fiscal impact
