The project qualifies for CEQA exemption Section 15332, which exempts infill projects. Public notice was provided consistent with State Law. Mailed to property owners within 500-foot radius. City staff has received two requests to review the plans. One had no further comments. The second questioned the location of the property line and the access easement on parcel 0276-251-23 and submitted an opposition letter after the agenda was finalized. The location of easement along with the property line were verified with the engineer of record and are accurately shown on the grading plan. Conclusion and Recommendations The project is consistent with: The building architecture and landscaping, complement the surrounding development. The project is consistent with the General Plan and zoning designation. Staff recommends the Planning Commission Consider Approval of the Project, Adopting the Resolution.
