There is a 15-foot sewer easement owned by Colton Sewer and Water that runs through the property. The property fronts Van Buren Street and the site is surrounded by single-family homes to the north, south, east, and west all zoned R1-7.2- Single Family Residential. Current Conditions 15’ Sewer Easement Consistency with Zoning & General Plan •General Plan: Low Density Residential •Zoning: R-7.2- Single Family Residential •Surrounding Area: R- 7.2- Single Family Residential Site Plan Elevations: South, North, West, East Environmental Review 24-01•The Project has been determined to be Categorically Exempt from the provisions of the California Environmental Quality Act (CEQA), Code of Regulations, Title 14, Section 15303, which exempts new construction or conversion of small structures, 15303(a) One single family residence, or a second dwelling unit in a residential zone. •A Notice of Exemption has been included for adoption and will be filed with the County Clerk and State Clearinghouse upon Project approval. Conclusion•The project qualifies for CEQA exemption Section 15303(a) New Construction or Conversion of Small Structures. •Public Hearing Notice for the Project was published in compliance with the City’s Municipal Code. •The proposed project is consistent with the General Plan and allowed within the R-7.2- Single-Family Residential Zoning District. Conclusion Cont.•All Findings for Approval: •Pursuant to Municipal Code Chapter 18.63 (Site and Architectural Review), in which Section 18.63.060 includes all the necessary findings. All necessary findings can be made and are provided as “EXHIBIT A” to this agenda report. •Project has been reviewed and conditioned by various Agencies and Departments.
