1987-11 RESOLUTION NO. 87-11
A RESOLUTION OF THE PLANNING COMMISSION OF
THE CITY OF GRAND TERRACE, CALIFORNIA
RECOMMENDING APPROVAL OF TPM-87-8 AND
ADOPTING A NEGATIVE DECLARATION
WHEREAS , the Applicant , James L. Dotson, has applied for
approval of TPM-87-8 for a proposed three unit subdivision ,
located at Willet Court and DeBerry Street ; and
WHEREAS , a Negative Declaration has been prepared for this
project (Exhibit B) ; and
WHEREAS , a properly noticed public hearing was held by the
Planning Commission on October 19 , 1987 , regarding this
application; and
NOW, THEREFORE,; BE IT RESOLVED by the Planning Commission of
the City of Grand Terrace, California, that the following
findings have been made :
1 . That the site is physically suitable for the proposed
type of development ;
2 . That the site is physically suitable for the proposed
density of development ;
3. That the design of the subdivision and the proposed
improvements are not likely to cause substantial environmental
damage or substantially and avoidably injure fish or wildlife or
their habitat ;
4 . That the design of the subdivision or type of proposed
improvements are not likely to cause serious public health
problems or cause threat to life and property from a wildland
conflagration;
5 . That the proposed subdivision together with the
provisions for its design and improvements are consistent with
the General Plan and any applicable Specific Plan.
6. That the proposed subdivision, its design, density and
type of development and improvements conform to the conditions
imposed by this chapter, the regulations of the Development Code ,
and the regulations of any public agency having jurisdiction by
law;
NOW THEREFORE, BE IT FURTHER RESOLVED by the Planning
Commission of the City of Grand Terrace, California , that
1 . The Negative Declaration for TPM-87-8 is hereby
recommended for approval to the City Council ; and
2 . TPM-87-8 is recommended for approval to the Ci`t}T
Council subject to the following conditions :
a) Minimum rear yard setback for lots No. 2 and 3 shal. l. be
20' feet.
b) Minimum lot coverage for lots No. 1 , 2 and 3 shall. be
60`70.
c) Conditions required by the City Engineer in his memo
dated September 29 , 1987 (see Exhibit C) sbal. l be
required.
PASSED AND ADOPTED by the Planning Commission of the City of
Grand Terrace , California, at a regular meeting held the 19th day
of October, 1987 by the following vote :
