1988-01 RESOLUTION NO. 88=01
A RESOLUTION OF THE PLANNING COMMISSION OF
THE CITY OF GRAND TERRACE, CALIFORNIA,
APPROVING CUP-88-2 ALLOWING A DRY CLEANING
AGENCY TO BE LOCATED AT 22675 BARTON ROAD PER
SECTION 18 . 30. 030 OF THE GRAND TERRACE
MUNICIPAL CODE
WHEREAS , the Applicant , Ganesh G. Swamy, applied for a
conditional use permit to allow the operation of a dry cleaning
agency within an AP zone located at 22675 Barton Road; and
WHEREAS, a properly noticed public hearing was held by the
Planning Commission on April 18 , 1988 , regarding this
application; and
WHEREAS , the proposed use is a permitted use in an AP zone
with a conditional use permit .
NOW, THEREFORE, BE IT RESOLVED by the Planning Commission of
the City of Grand Terrace , California, that the following
findings have been made :
1 . The proposed use will not be detrimental to the general
health, safety, morals , comfort or general welfare of the persons
residing or working within the neighborhood of the proposed use
or within the City. _ A dry cleaning facility is a permitted use
in an AP zone with a conditional use permit . Considering the
description of the business and the specific site proposed, this
application should not be detrimental .
2 . The proposed use will not be injurious to property or
improvements in the neighborhood or within the City. The
occupation of this vacant building will be an improvement to the
neighborhood.
3 . The proposed use is consistent with the latest adopted
General Plan. The current General Plan use is for
Office/Commercial . Thi.s use has been interpreted by the zoning
code to be permitted with a conditional use permit .
BE IT FURTHER RESOLVED that CUP-88-2 shall be conditioned as
follows :
1 . The landscaped areas around the parking lot and
building shall be replanted and maintained by the applicant per
landscape plans to be approved by the Planning Department.
2 . The parking area shall be restriped as indicated on the
plans , with handicapped area clearly indicated.
3 . A loading space will be provided pursuant to Section
18 . 60 . 180 of the Grand Terrace Municipal Code , its location to be
approved by Planning Department -Staff .
4. All applications for signs shall be approved and
permitted pursuant to Section 18 . 72 of the Grand Terrace
Municipal Code .
5 . Comply with all of the ordi-nances of the City of Grand
Terrace with respect to Public Works and Building and Safety
Department (Building Codes) .
PASSED AND ADOPTED by the Planning Commission of the City of
Grand Terrace , California, at a regular meeting held on the 18th
day of April , 1988 .
