RESOLUTION 140. 88-03
A RESOLUTION OF THE PLANNING COMMISSION OF
THE CITi' OF GRAND TERRACE, CALIFORNIA,
APPROVING CUP-68-8 ALLOWING A RESTAURANT TO
BE LOCATED AT 22440 BARTON ROAD, SUITE 7 PER
SECTION 18. 30. 030 OF THE GRAND TERRACE
MUNICIPAL CODE
WHEREAS, the Applicant, Joan Johnson (The Chocolate Forest) ,
aplied for a conditional use permit to allow the operation of a
restaurant within an AP zone located at 22440 Barton Road, Suite
7: and
WHEREAS, the proposed use is a permitted use in an AP zone
with a conditional use permit; and
WHEREAS, a properly noticed public hearing was held before
this body on June G, 1988.
NOW, THEREFORE, BE IT RESOLVED by the Planning Commission of
the City of Grand Terrace, California., that the following
findings have been made :

1 . The proposed use will not be detrimental to the general
health., safety, morals, comfort or general welfare of the persons
residing or working within the neighborhood of the proposed use
or within the City. A resturant in this location will be of
benefit to the City as a whole by attracting more business to the
area. It will also help the Center by increasing activity which
will benefit retailers.
2. The proposed use will not be injurious to property or
improvements in the neighborhood or within the City. The center
will be improved by the rental of a vacant suite and further,
this rental and use will bring more business into Grand Terrace.
3. The proposed use is consistent with the latest adopted
General Plan. The current General Plan use is for
Office/Commercial . This use has been interpreted by the zoning
code to be permitted with a conditional use permit.
BE IT FURTHER RESOLVED THAT CUP 88-8 shall be conditioned as
follows :
1 . All seating associated with this use shall be provided
within Suite # 7;
2. The Forestry and Fire Warden Department requirements
listed in their memo to the City of Grand Terrace, dated May 23,
1988, attached hereto as Exhibit A. shall be complied with; and
3. The City Engineer'.s requirements in his memo dated June
1, 1988, to the City of Grand Terrace, attached hereto as Exhibit
B shall be complied with.
PASSED AND ADOPTED by the Planning Commission of the City of
Grand Terrace, California, at a regular meeting held on the 6th
day of June, 1966.
