1988-08 RESOLUTION NO. 88-08 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF' GRAND TERRACE, CALIFORNIA, APPROVING CUP-88-17 ALLOWING AMERICAN MODULAR STRUCTURES, - INC. TO OPERATE AT 21516 MAIN STREET IN AN M-2 ZONE WHEREAS, the Applicant, American Modular Structures, Inc. , applied for a conditional use permit to allow operation of a modular home manufacturing and sales facility within a M-2 zone located at 21516 Main Street; and WHEREAS, the proposed use is a permitted use in a M-2 zone with a conditional use permit; and WHEREAS, this project is categorically (1E) exempt under the California Environmental Quality Act; and WHEREAS, a properly noticed. public, hearing was held before this -body on December 5, 1988; and NOW, THEREFORE, BE IT RESOLVED by the Planning Commission of the City of Grand Terrace, California, that the following findings have been made: 1. The proposed use will not be detrimental to the general health, safety, morals, comfort or general welfare of the persons residing or working in the neighborhood of the. proposed use or within the City. The proposed use is a facility for the construction and sale . of modular structures. The facility is located between two light industrial uses and is' removed from the main road, by approximately 190 feet. - It is the same type of use which previously operated on this site without any detrimental effects ' on the vicinity. Therefore, it is determined that the proposed use conditioned as recommended below will not be detrimental to the surrounding industrial users or the residential units in the vicinity. 2. The proposed use will not be injurious to property or improvements in the neighborhood or within the City. The occupation of this site subject to the conditions listed below will help promote further reuse of the area which is currently plagued by several vacant light industrial facilities for which the area is zoned. Additionally, for the reason stated in response to Item No. 1,. it is determined that the proposed use will not be injurious to the residential units located across Main Street. 3. The proposed use is consistent with the latest adopted General° Plan. The current General Plan designates this property as Light Industrial. BE IT. FURTHER RESOLVED THAT CUP-88-17 shall be .conditioned as follows: 1. All conditions as recommended` by the Forestry and Fire Warden Department in their.Memorandum dated November 23, 1988, and subsequently' revised November 30, 1988, 'attached as Exhibit A; 2. All conditions -as recommended by the Department of Engineering and Building and Safety in their-Memorandum dated, November 29, 1988, attached as Exhibit B; 3. All conditions of approval required for SA-88-15; and 4. Hours of operation shall be_.limited to 7: 00 A.M. to .6: 00- P.M. , Monday through Saturday..
