This proposed unit will be compatible with the surrounding single family homes in the neighborhood. 2. The proposed use will not be injurious to property or improvements in the neighborhood or within the City. The unit will not be visible to anyone looking at the exterior of the existing residence as all modifications for the second unit will be made to the interior of the residence. In addition, the size of the second unit is suitable for only one occupant. 3. The proposed use will be consistent with the current General Plan land use designation of Low Density Residential. This designation is defined as 1 to 5 dwelling units per acre this use falls within these parameters. NOW, THEREFORE BE IT FURTHER RESOLVED that the following additional findings of fact have been made subject to Section 18.54.010 - Second Family Units - of the Grand Terrace Municipal Code: 1. The site for the proposed use is adequate in size and shape to accommodate the second unit and will not alter the exterior appearance of the front, side, or rear elevations of the main residential structure. 2. The proposed second family unit is clearly subordinate in size, location, and appearance to the principal unit. The second unit is approximately 10 percent in size of the main unit. As previously mentioned the second unit will only require interior modifications to be made and will not change the appearance of the primary unit. 3. The proposed second family unit will not be detrimental to the general health, safety, morals, comfort or general welfare of the persons residing within the neighborhood or injurious to property or improvements in the neighborhood or within the City. The small second unit will not add any additional square footage to the existing single family residence which is located on a large lot. This proposed unit will be compatible with the surrounding single family homes in the neighborhood.
