PUBLIC HEARINGS
1. Tentative Parcel Map 16-02 (Tentative Parcel Map No. 19384), Site.and.Architectural
Review 16-02, and Environmental 16-06, Located at 12569 Michigan Street
The Chairman opened the Public Hearing at 6:38 p.m.
Assistant Planner Haide Aguirre presented the staff report, identifying the applicant as
Habitat-for Humanity. Applicant is requesting approval of Tentative Parcel Map No.
19384 to subdivide a .50-acre parcel into two single family lots and approval of the Site
and Architectural 16-02 to construct two residential units on the proposed lots.
The staff report consisted of. .a detailed power-point presentation.which included an
aerial view; .project site plan, floor plans and tentative: map_. Also, information was
provided on the background of- Habitat for Humanity's Community Redevelopment
Agency. This and sold to Habitat for. Humanity on May 24, 2011.. The: proposed
construction completion date is June 30, 2014, was extended to June 30, 2017.
Assistant Planner Aguirre also stated Habitat for Humanity has designed a project that is
consistent with the Zoning Code and General Plan, and recommended approval.
Chair Comstock asked if the lot lines meet the requirements.
Assistant Planner Aguirre responded yes and that-there is a 20 foot access easement
that provides access to both properties and serves as a fire lane for parcel 2.
Commissioner Allen asked how many feet is needed for the street dedication.
Assistant Planner Aguirre responded there is an eleven (11) foot road easement.
Commissioner Ceseha asked about the landscape requirements regarding trees.
Assistant Planner Aguirre responded existing landscape is proposed to.removed and
incorporate drought tolerant landscaping.
Commissioner Giroux asked for clarification on the driveway approach, in front of the
garage.
Assistant Planner Aguirre responded seven feet, six inches, in front of the garage.
Chair Comstock asked for any written communications?
Assistant Planner Aguirre responded, there has not been any communication.
The. applicant spoke at 6:48 p.m. regarding the project and answered questions from
the Commission.

Public Comment
Angela M. Wilkinson, 12044 Preston St. Apt 15, asked if the sidewalk would be
extended because of commercial business on the street.
Director Molina,answered that s sidewalk is required as a standard requirement.
Grand Terrace resident asked if there.will be a fence around the property.
Director Molina responded yes, a fence will be constructed.
