55 ORDINANCE NO. 55
AN ORDINANCE OF THE CITY COUNCIL OF THE
CITY OF GRAND TERRACE, CALIFORNIA, APPROV-
ING ZONE CHANGE FROM R-3 TO M-R ON LOCATION
GENERALLY NORTH SIDE OF BARTON ROAD, EAST
OF STATER BROS. WAREHOUSE, WEST OF GRAND
TERRACE ROAD, APPROXIMATELY 21850 BARTON
ROAD, ZONE CHANGE NO. 81-1001.
WHEREAS, the City Council of the City of Grand Terrace, following a
public hearing held in the time and manner described by law in which all
evidence and testimony was duly heard and considered, recommended the rezoning
of the property hereinafter described; and
WHEREAS, this rezoning will have no significant environmental impact
as provided in the negative declaration filed herein;
NOW, THEREFORE, the City Council of the City of Grand Terrace DOES
ORDAIN AS FOLLOWS:
SECTION 1. The following described real property is hereby rezoned in
the manner stated, and the zoning map is hereby amended accordingly as shown
on Exhibit "A" attached hereto and incorporated herein:
FROM R-3 TO M-R
PARCEL ONE
Portion of Block "I" of Grand Terrace Tract, as shown by map
thereof, recorded in Book 1, page 33 of Records of Survey,
Records of San Bernardino County, described as follows:
Beginning at a point on the westerly line of Grand Terrace
Avenue 379.49 feet southerly from the northeast corner of the
southerly 8.04 acres of Block "I" said point being the
southeast corner of the property conveyed to Clifford Davis,
et ux, by deed recorded February 1, 1940, in Book 1381, page
486, official records of said County; thence southerly along
the west line of said Grand Terrace Road 357.11 feet to the
north line of Palm Avenue; thence west along Palm Avenue to a
point 120 feet easterly, measured at right angles from the
center line of the Southern Pacific Railway right-of-way;
thence northeasterly parallel to said center line 100 feet ;
thence northwesterly at right angles to said railway
right-of-way, 100 feet to point on the southeast line of said
right-of-way; thence northeasterly along said right-of-way to
point due west of point of beginning, said point being the
southwest corner of the property conveyed to Davis above
referred to; thence east to point of beginning;

Excepting therefrom portion described as follows: Beginning at point
in the north line of Palm Avenue distant 125.57 feet easterly from
intersection of said north line of Palm Avenue with center line of
main line track of main line tract of Southern Pacific Railway; thence
north 170 00' east, being along the easterly line of the Southern
Pacific Railway Company property a distance of 5.23 feet; thence north
890 56' 30" east parallel with the north line of Palm Avenue a
distance of 41.86 feet; thence south 00 03' 30" east a distance of 5
feet to the north line of Palm Avenue; thence south 890 56' 30" west
along the north line of Palm Avenue a distance of 43.40 feet to
beginning, as said excepted portion was conveyed to the County of San
Bernardino for highway purposes by deed recorded in Book 1452, page
98, official records of said County.
Also excepting therefrom the easterly one and one-half acres.
Also excepting any portion of property lying west of center line of
Front Street, as shown on said map of Grand Terrace, and any portion
as may be included in the station grounds as indicated on said map.
PARCEL TWO
That certain real property in the City of Grand Terrace, County of San
Bernardino, State of California, described as:
That portion of Block "I", Resubdivision of Grand Terrace Tract as per
map recorded in Book 1 of Record of Surveys, page 33 in the Office of
the County Recorder of said County, described as follows:
Commencing at the intersection of the easterly line of the
right-of-way of the Riverside Branch of the Southern Pacific Railroad
Company with the north line of Palm Avenue, as per plat of the Grand
Terrace Tract recorded in book one, page thirty-three, Record of
Surveys San Bernardino County Records, and also as per plat recorded
in San Bernardino County, "Road Book C" page sixty; thence east along
the north line of Palm Avenue to point one hundred twenty (120) feet
distant, measured at right angles from the center line of the
Riverside Branch of the Southern Pacific Railroad Company; thence
northeasterly on a line parallel to said railroad center line one
hundred (100) feet thence northwesterly on a line at right angles to
said railroad center line one hundred (100) feet to a point on the
easterly line of the right-of-way of said railroad; thence
southwesterly along easterly line of the right-of-way of said railroad
to the point of beginning.

SECTION 2. Zone Change No. 81-1001 is subject to the following
findings:
1. Zone Change No. 81-1001 will be consistent
with the General Plan.
2. Zone Change No. 81-1001 will not be
detrimental to to the health, safety, and
welfare of the persons working or residing
within the neighborhood, or the City, or
injurious to property or improvements in
the area or the City.
3. Zone Change No. 81-1001 is consistent with
the intent of the Grand Terrace Revised
Community Redevelopment Plan.
SECTION 3. This Ordinance shall be in full force and effect at
12.01 a.m. on the 31st day after its adoption.
SECTION 4. The City Clerk shall cause this Ordinance to be posted in
three (3) public places designated for such purpose by the City Council .
SECTION 5. First read at an Adjourned Regular meeting of the Coucil
of said City held on the 19th day of November, 1981, and finally adopted and
ordered posted at a regular meeting of said City Council on the loth day of
December, 1981.
