GRAND TERRACE PLANNING COMMISSION
MINUTES OF REGULAR MEETING
APRIL 6, 1987
The regular meeting of the Grand Terrace Planning Commission was called to
order at the Grand Terrace Civic Center, 22795 Barton Road, Grand Terrace, CA
92324 on April 6, 1987 at 7:00 p.m. by Chairman Norman T. Caouette.

ARCHITECTURAL DESIGN REVIEW BOARD

A. Site and Architectural Review of Terrace Pines Landscape Plans
Mr. Bill Mauerhan represented for the above mentioned project presented
Landscape Plans for the property development. The proposal included the
Landscaping within the boundary for the project as well as Landscape of Gage
Canal Right-of-way between Barton Road and northerly property line of the
project.
Mr. Mauerhan stated that the Landscape Plan as proposed for the Gage Canal
right-of-way would benefit their project and he would be happy to install the
Landscaping. He further stated that the Landscape as presented received
tentative approval from the Gage Canal Co. provided that a public agency would
assume the responsibility for the maintenance for the Landscaped area.
The staff and the Planning Commission discussed the history of the Landscape
and Lighting District proposals within the City of Grand Terrace. The
Planning Commission then took the following action:
Motion by Commissioner Munson and seconded by Commissioner
Van Gelder that the proposal for the Landscape of Gage Canal
by the developer be presented to the City Council to explore
the possibility of City assuming the responsibility for
maintenance of the Landscape area. Motion passed ALL AYES.
Motion by Commissioner Munson and seconded by Commissioner
Hawkinson for Planning Commission to approve the Landscape
Plan within the boundary of the project area as submitted
subject to the approval of detail irrigation plan. Motion
passed ALL AYES.
B. Site and Architectural Review of Fieldcrest Homes Tract 13050
Phases 1-4.
Planning Commission reviewed the floor plans and elevation for the proposal
within the subject tract. This item had previously been reviewed by the
Commission, however, the 30 units originally proposed in the northerly portion
of tract were shifted southerly, generally along the front of Van Buren
Street. The Commission reviewed, discussed and took the following action.
Motion by Commissioner Cole and seconded by Commissioner
Hawkinson for approval by a vote 4-0-2.
C. Barton Business Park Review to approve Landscape Plan.
The Site and Architectural Review Board was presented by the applicant Mr. Jim
Goode with a revised Landscape Plan for their consideration. The primary
change that was proposed were the reduction in size of trees from 15 gallons
to 5 gallons trees. 36" box trees shall remain as originally planned.
The Planning Commission discussed in detail the proposed revisions and
modification and location of certain trees along the frontage of the
structure. The main reason for the revision was to decrease the size of
Landscaping since it was felt that within a short period of time the Landscape
as originally proposed would require trimming. In addition, considerable
savings would be realized as a result of this modification.
Motion by Commissioner Hawkinson and seconded by Commissioner
Hardgrave for approval of revisions to the Landscape Plan
as presented by the applicant. Motion passed ALL AYES.
The meeting was adjouned at 8:10 p.m.
